Terms and Conditions for Tenants staying with Brooklyn Medical Housing LLC:

Documents Required:

  • Valid Passport

  • Valid VISA (If you are not a US citizen)

  • Proof of being a medical student or graduate.

Email all your documents to Housing@BrooklynMedicalHousing.com when you pay the deposit amount.

*The lease agreement will be emailed within 7-14 business days from the time the lease agreement form is received by us and after you pay the deposit and first month’s rent.

Late Fees:

  • Failure to pay rent two days (2 days) past the due date will result in a late fee of $50.

  • After 2 days, a late fee of $25/day will apply for each day rent is past due.

  • Failure to pay in excess of five days (5 days) past the due date will prompt legal action for possible eviction.

  • If you are staying for more than 1 month with us, your next month rent payment is to be paid in the 3rd week of the previous month. We should receive your payment by the 3rd week-Monday or Tuesday of the previous month. Failure to pay the rent will lead to lease termination and eviction at the end of the month.

Cancellation:

  • If reservation is cancelled less than 45 days from the date of check in, security deposit and 1st month rent will not be refunded. If reservation is cancelled more than 45 days from the date of check in, security deposit will not be refunded and only the 1st month rent will be refunded (If Paid).

  • If a tenant moves out prior to the end of the rental agreement, the tenant’s security deposit will be forfeited.

  • In case you wish to postpone your stay with us, you have to notify us at least 8 weeks prior to the check in date. Changes can only be made once and up to 6 months from the previous check in date.

Utilities:

  • Utilities of Gas, Electricity, Water, Heat, Air conditioning and Wi-Fi are included for your convenience.

  • Laundry services may also be available at the apartment. (Inquire with Brooklyn Medical Housing LLC if this service will be available to you at this Unit Address).

  • Weekly cleaning of common places like kitchen, living room and bathroom.

  • Fully furnished rooms with Bed, Mattress, Sheets, Pillows and Covers, Comforters, Study Table, Chair, and Closet/Storage Spaces.

  • Fully equipped kitchen with standard supplies and utilities.

Rental Payments:

  • Rent amount is for 4 weeks duration. If you wish to stay for extra weeks, an additional weekly amount will be charged based on the number of weeks you stay with us.

  • Please note: Sunday to the following Saturday is considered one week.

  • If you check in during the middle of the week, you will still be charged for the entire week. All our rent payments are taken 4 weekly and then weekly basis only.

  • Minimum duration of 4 weeks stay required with Brooklyn Medical Housing LLC.

Checking In:

  • All Check-In occurs on Sunday 12 noon or later up to Friday of that week. Check in will not be allowed before 8 am or after 7pm on any days.

  • Please inform the housing team via email/WhatsApp of the approximate check in time. This is required to notify all other tenants staying at that property.

Checking Out:

  • Tenants should Check-out by Saturday 12 noon or earlier of that week.

  • Please inform the housing team via email/WhatsApp of the approximate check out time.

  • Your room and kitchen cabinets including fridge has to be cleaned of any garbage, food and personal items. All those items have to be Transferred to a black/white color garbage bag and kept in the driveway garbage bin before leaving. Failure to do so will lead to a $250 fine and deductions from your rental deposit.

  • The security deposit for the room is $350. Out of that $200 will be returned after subtracting one time cleaning and bedding fees (including comforter), but it may be held with Brooklyn Medical Housing LLC in case of unpaid rent, and/or damages. Refund for security deposit will be initiated within 14 Business days of check out and will reflect in your credit/debit card in the next 1-2 weeks.

In case any tenant turns COVID – 19 positive either a few days, or just before the check-in date, they will have to provide Brooklyn Medical Housing the following documents:

  • Positive COVID - 19 RTPCR report with the appropriate date from a government authorised centre of any country.

  • A letter from the PCP (primary care physician) stating the same. The letter should be signed and stamped by the PCP while also mentioning the date.

  • Flight tickets.

If these criteria are fulfilled by the tenant, then the tenant will be able to postpone the already booked room one time without any additional postponement fee up to 6 months from the initial check-in date (based on availability).

For any issues regarding flight delays by a few days, tenants can check in to the already booked room for those dates whenever they land in the USA, but their last date (check out) will be the same as per the initial booking done and no extra days will be compensated by Brooklyn Medical Housing. It’s the duty of the tenant to plan their travel well in advance to be able to check in timely on the actual booking dates.
